Undertaking a green office audit

The capacity of organisations to undertake energy efficiency assessments will vary depending on the available resources and skills. For large and energy intensive organisations it may be reasonable to create full time positions dedicated to saving energy. However, in office tenancies a green office audit is likely to be one element of someone’s role and external expertise may be required.

Internal audits

Businesses can carry out their own audit, and CitySwitch provides templates and guidance. The main inputs to internal audits are energy bills, equipment models with their manufacturer’s claimed output (watts) and average energy consumption (watt/hours). “Equipment” includes everything: from the photocopiers and servers to the kettle, phone chargers, coffee machine and fridge. 

 

External audits

External audits can be done by a variety of consultants and specialist companies.  The Australian Government’s Energy Efficiency Exchange provides some guidance on using external resources, stating overall that the cost of the external expertise does not outweigh the benefits that could accrue if projects are successfully implemented.

Businesses should prepare a very clear scope of works helps to clarify the job, the expectations, and the input that is required to facilitate their work. Use the scope of works to:

  • outline the principles for energy efficiency assessments to ensure that consultants perform thorough assessments. 
  • obtain accurate cost estimates from different firms.
  • clearly outline how analysis and recommendations should be presented to enable findings to be incorporated into business cases. This includes any assumptions made in the estimation of project costs and energy savings.

Assistance for auditing

Several state governments can help businesses undertake audits as the first step towards energy efficiency.

  • The NSW Office of Environment and Heritage provides a single point of business support through the Energy Saver, including assistance and subsidies for auditing, technical support and training.  
  • Victoria’s Sustainability Victoria provides information and tools for identifying cost savings, building capacity and implementing projects in all kinds of resource efficiency.
  • In Queensland, the ecobiz program is a free eco-efficiency program providing self-assessment tools, training and information developed to guide Queensland business to improve efficiencies and resource use for financial and environmental benefits.
